Q. What are my voting rights in the condominium association?
A. Each member is entitled to one vote for each unit owned. The right to vote is established by
record title to the unit. If a unit is owned by two or more persons, is under lease, or is owned by a
corporation, a certificate as required by the bylaws must be filed with the association

Q. What restrictions exist on my right to use my unit?
A. There are no restrictions on the sale, lease or transfer of your unit. There are various restrictions
on the use of your unit including those summarized in paragraph 10 of the Declaration of
Condominium.

Q. What restrictions exist on the leasing my unit?
A. Each unit shall be occupied only by a residence either permanent or transient and for no other
purpose and any lease of such residential units shall cover the entire unit. Also, the Association
must be notified of any lease for a term of more than one (1) month. Rentals are limited
to occupancy of 10 in buildings A, B & C and 8 in buildings D, E, F & G. Children two and
under do not count towards this rental occupancy limit.

Q. How much are my assessments to the condominium association for my unit?
A. Assessments are due on a quarterly basis: Assessments per unit as follows:

Building A     $3,410
Building B     $3,410
Building C     $3,411
Building D     $3,388
Building E     $3,424
Building F     $3,421
Building G     $3,390

Q. Do I have to be a member in any other association? If so, what is the name of the
association and what are my voting rights in this association? 
A. No. N/A

Q. Am I required to pay fees for recreational or other commonly used facilities? If so, how much?
A. As a member of the Association, you will pay a share of the expenses for maintaining, managing
and replacing certain community property such as parking areas, parking garages, pedestrian
walkover, swimming pools and landscaping throughout the development. These costs are
included in your annual assessment.

Q. What is included in my dues?
A. Your dues are comprised of operational budget expenses for care and upkeep of the facility, reserve funding for future expenses, umbrella insurance policies for the buildings and grounds, as well as some items paid collectively that provide services to your unit.  These services include:  Water, Sewer, Garbage, Internet, Pest Control, and Bulk Cable TV subscription services which are all covered by your dues payments.
